How Cotton Row Home Offers works

We're a small introduction service for homeowners in Shelby County, TN and DeSoto County, MS. We don't buy houses ourselves and we're not a brokerage. With your OK, we send your request to one local cash buyer, so you deal with one buyer instead of a dozen strangers.

What happens after you fill in the form

  1. With your OK, your request goes to one local cash buyer. Nobody else gets it.
  2. Our AI assistant calls you, usually within minutes (between 10 a.m. and 6:45 p.m. Central, Monday to Saturday). It says it's an AI at the start of the call, and the call is recorded and transcribed. It asks about the house, your timeline and what you're hoping for, and can share a rough range of what cash buyers typically pay for similar homes nearby. Before it ends the call, it asks whether it may pass your answers to the buyer. You can ask for a person or ask it to stop calling at any time. In some cases, such as a home or a phone number in Mississippi, a person from our team calls you instead.
  3. If the buyer is interested, they usually follow up within 24 hours to set up a quick walkthrough. Any offer they make comes in writing, and you never have to accept it. The range on the call is a ballpark, not an offer.
  4. If you accept, a local title company or closing attorney handles the closing and pays you.

How cash offers are calculated

Most investors start from what the house would sell for after repairs, then subtract the repair costs, the costs of holding and reselling the house, and their margin. Ask the buyer to walk you through their numbers, and compare the offer with what a local agent thinks you'd net from a listing.

Who pays whom

You never pay us. The buyer may pay us for the introduction. The buyer pays you at closing.
